Industrial and logistics

Industrial buildings and warehouses in Tijuana

We help companies starting or expanding operations on the border find small and mid-size industrial buildings, warehouses and logistics space, and sign with a reviewed lease.

Market

Tijuana, a border industrial market

Tijuana is home to advanced manufacturing, medical device, electronics and cross-border logistics operations, with direct access to California through the Otay commercial ports of entry. According to a Cushman & Wakefield report cited by El Financiero (July 28, 2026), the city’s industrial availability rate reached 9.7% in the second quarter of 2026, and gross absorption totaled about 3 million square feet in the first half of the year.

For a company looking for space, more availability means more options to compare. We focus on small and mid-size buildings and warehouses: the segment where a small business, or a foreign company starting out in Mexico, usually has the least information and needs the most guidance.

Corridors

Where to look

Each corridor has its own profile. We help you choose based on your freight routes, your workforce and your customers.

  • Otay and Mesa de Otay: next to the commercial port of entry and the airport; established parks and strong logistics demand.
  • El Florido and Bulevar 2000: larger industrial parks toward the east of the city.
  • Toward Tecate: land and buildings for operations that need more space.
  • Central and urban corridors: small warehouses and commercial premises for local distribution.

What to check in a building

  • Clear height, column spacing and floor load capacity.
  • Dock doors, levelers and truck yard.
  • Available electrical capacity and substation.
  • Compatible zoning and the licenses your activity needs.
  • Lease term, rent increases, deposit and guarantees.
  • Maintenance: what the landlord covers and what you cover.

How we work with companies

  1. Requirements

Size, location, power and timing. We sign a confidentiality agreement if you need one.

  2. Options and tours

We send you a short list of comparable spec sheets and arrange tours, in person or by video.

  3. Offer

We negotiate rent, term, fit-out period and conditions in writing.

  4. Legal review

Our in-house legal office reviews the lease, the guarantees and the property records.

  5. Signing and handover

We coordinate the handover with an inventory and help you with the first local procedures.

If your company is foreign and does not operate in Mexico yet, we explain the usual routes for leasing or acquiring property in the restricted zone, such as a Mexican company or a bank trust, and refer you to specialists for incorporation and permits.
