A legal office inside the brokerage

Every transaction we handle goes through our legal team’s review before you sign or pay. That way we catch early what could complicate your purchase.

What we check before a purchase

The review depends on the property, but these points are always covered:

  • The deed and its registration with the Public Registry of Property.
  • A current lien certificate (certificado de libertad de gravamen).
  • Property tax (predial) and water paid up to date, and an appraisal when required.
  • Where the land comes from: not ejido land that was never regularized.
  • The condominium regime, building rules and fees.
  • For pre-construction: building permits, delivery dates and the contract’s protections.
  • The owner’s signed authorization to offer the property.
  • The identity and authority of whoever signs, including powers of attorney.

Contracts and closing

We prepare or review the contracts at each stage: the brokerage agreement with you, the promissory or purchase contract, and leases. We explain every clause in English or Spanish before you sign.

We coordinate with the Mexican notary who formalizes the deed and, if the buyer is a foreigner and the property is in the restricted zone, with the trust bank that obtains the permit from Mexico’s Ministry of Foreign Affairs. If you sign from abroad, we tell you how to grant a power of attorney at a Mexican consulate or with an apostille.

Scope of the service

Our legal office supports the real estate transactions we handle. The scope of each review is agreed in writing. If your case needs a specialist, for example in tax, immigration or litigation, we tell you plainly and suggest where to turn.
