Conversation and visit
We get to know the property, its history and your plans: timing, the price you have in mind, and whether you prefer to sell or rent.
Market valuation
We compare similar properties listed and sold in the area and factor in condition, location and paperwork. You get a price range with the reasoning behind it; the final decision is yours.
Paperwork in order
We review the deed, the lien certificate, the property tax and water accounts and, where it applies, the condominium regime. We sign a listing authorization with you, as Baja California’s real estate agents law requires.
Marketing
Photos, a description and a listing in English, Spanish and French on this site, on our local site and on the portals where we advertise, plus the network of agencies we co-broker with.
Inquiries and tours
We respond to inquiries from interested buyers, confirm they can buy and attend every tour. You receive every offer in writing.
Contract and closing
Our legal office reviews the offer and the contract, and we coordinate the signing of the deed with the notary. Payments are made by bank transfer with a receipt; we do not accept cash.
What we need to get started
Missing something? Don’t worry: we will help you obtain it.
- The deed (escritura) registered with the Public Registry of Property.
- Official ID of the owners (and marriage certificate where it applies).
- The latest paid property tax (predial) receipt.
- The latest water bill and, for condos, proof that maintenance fees are paid.
- Floor plans or sketches, if you have them.
- If you are selling remotely: a valid power of attorney for the person who will sign for you.
How we set the price
A realistic price sells sooner and avoids a series of price cuts. So we start from evidence: comparable properties in the same area, how long they took to sell, and differences in size, condition and amenities. We will not promise you a price or a timeline just to win your listing.
If your property is listed in US dollars, the listing will also show the peso equivalent, because Mexican law requires advertising in the national currency. The sale may trigger Mexican income tax, which the notary calculates at closing, so we recommend reviewing your case with your accountant before you set the price.
