2. What this site is for

This site provides information about properties for sale or rent and about our real estate brokerage services in Baja California. Listing a property is not a binding offer: availability, price and terms are confirmed in writing before any tour, reservation or signature.

3. Property information

  • We list properties whose owners have authorized us in writing to offer them. The information comes from the owners and the documents they provide; we review it, but it may contain errors or omissions. Areas and features are approximate and are confirmed against the property’s documents.
  • English and French descriptions are translated from Spanish with the help of automated tools and reviewed by people; when a translation has not been reviewed yet, we say so. If there is any discrepancy, the Spanish text prevails.
  • Some images are illustrative (for example, renderings of pre-construction projects) and are labeled as such.
  • Properties offered in collaboration with other brokerages are labeled as such; their details are supplied by the listing brokerage, and we confirm availability and price before any tour.

4. Prices and currencies

  • The price of record for each property is the one on its listing, in the currency in which it is offered. We always show the price in Mexican pesos.
  • Equivalents in other currencies are approximate, use the Bank of Mexico FIX exchange rate for the date shown and are not part of the offer: the transaction uses the exchange rate on the payment date.
  • Prices do not include notary fees, property acquisition tax, appraisal, registry fees or, where applicable, bank trust costs.
  • In financed transactions, the total price will depend on the variable amounts of credit charges and notary fees.

5. Payments

We do not accept cash. Transaction payments are made by bank transfer to the notary, the trust bank, an escrow service or the relevant company account named in the contract. We will never ask you to wire money to a personal account; if anyone does so in our name, do not pay and tell us right away.

7. Informational content

The guides and articles on this site are general information as of the date shown and are not legal, tax, immigration or financial advice for any specific case. Consult your notary, attorney or accountant before making decisions.

8. Intellectual property

The text, design, the Márquez Realty Group brand and the photographs on this site belong to their owners. They may not be copied, reproduced or used commercially without written permission. Third-party trademarks belong to their respective owners.

9. Use of the site

You agree to use the site in good faith: not to submit false information or third-party information without their permission, not to try to access restricted areas, and not to scrape content automatically in bulk. We may limit use of the forms to prevent abuse.

10. Privacy

The processing of your personal data is governed by our privacy notice and our cookie policy.

11. Governing law and jurisdiction

These terms are governed by the laws of the United Mexican States. For any dispute, the parties submit to the competent courts of Tijuana, Baja California, without prejudice to your rights under Mexico’s Federal Consumer Protection Law, including the option of going to PROFECO.

12. Language and changes

This site is available in Spanish, English and French; the Spanish version of this document is the binding one. We may update these terms; the version in force is the one published on this page, with its date.
