We take care of the day-to-day of your rental and keep you clearly informed, whether you are in Tijuana, in the United States or anywhere else.
What we do for you
You choose the services you need; these are the usual ones:
- Marketing the property and finding tenants.
- Screening applicants: ID, references and ability to pay.
- A lease reviewed by our in-house legal office.
- Move-in and move-out with an inventory and photos.
- Rent collection and deposit to the account you choose.
- Coordinating maintenance and repairs, with your approval.
- Paying property tax, water and condo fees from the funds you set aside.
- A monthly report of income, expenses and receipts.
How we quote
We send you a written quote based on the type of property, its location and the services you choose. It states what is included, what is charged separately and how expenses are reported to you.
We do not offer assured fixed rents, shared-rent pools, or income projections: rent depends on the market and the tenant. We share comparable rents in the area so you can set a realistic rent.
Rental income is taxed in Mexico, and the rules differ if you live abroad; your accountant will tell you how to comply. If you are considering vacation rentals, we first check the condominium rules and local regulations.
