What living in Tijuana is like

Tijuana is a border city in the most practical sense: many people live here and work, study or shop in San Diego, on the same clock all year. It has a wide range of restaurants, medical services, universities and retail, and an industrial base in advanced manufacturing, medical devices and logistics.

The areas buyers from abroad ask us about most:

  • Zona Río: the business district, with condo towers, offices, hospitals and restaurants, close to the San Ysidro port of entry. See condos in Zona Río.
  • Playas de Tijuana: the coastal district, with a boardwalk and residential neighborhoods on the city’s west side. See houses in Playas de Tijuana.
  • Otay: next to the Otay Mesa crossing and the airport, with newer condo and house developments and the industrial parks nearby.
  • Chapultepec, Hipódromo and Agua Caliente: established residential neighborhoods close to Zona Río.

Prices and rents

According to the president of AMPI Tijuana, quoted by El Imparcial in January 2026, rents ran from about US$500 a month in the east and southwest to about US$900 in central areas and up to US$1,000–2,000 in high-end neighborhoods. For buyers, the Banorte housing price index put Baja California’s average at about MXN 40,688 per square meter in June 2026. You will see each property’s price on its listing, in pesos and dollars.

Crossing to San Diego

As in any large city, the experience varies a lot from one neighborhood to the next. Read the current official advisories, such as the US State Department’s, and ask us about the specific streets and developments you are considering.

What to check when buying in Tijuana

  • If you are a foreigner: the bank trust. See buying property in Mexico as a foreigner.
  • The 2026 property acquisition tax, on a progressive scale. See closing costs in Baja California.
  • Property tax, 2026: general rate 4.29 per thousand of cadastral value; one home may pay 2.46 per thousand. Early-payment discounts run January through March.
  • A recorded deed, a lien certificate and, for condos, the building rules and fees.

Frequently asked questions

Which area should I look at if I work in San Diego?

It depends on your crossing and your hours. Zona Río is close to San Ysidro; Otay is close to the Otay Mesa crossing and the airport. Check CBP’s wait times at the hours you would cross.

Can I rent out my Tijuana condo while I live elsewhere?

Yes. We can manage it for you: tenants, lease, rent collection and maintenance. Rental income is taxed in Mexico.
